  2. Get your paperwork together: Gather documentation of maintenance and repairs you’ve done on your home. This includes receipts, warranties, and manuals for appliances, HVAC systems, and other equipment.

  3. Provide complete access: Ensure that the inspector has access to the basement, attic, garage, and crawl spaces. 

  4. Make necessary repairs to the property: Fix minor issues such as leaky faucets, broken windows, or damaged doors before the inspection.

  • Why should I get a "maintenance" inspection?  Even if you're not selling your home, it's a good idea to have your home inspected ever 3 to 5 years.  Let me find something before it becomes a problem.  It's better to learn where to budget for possible upcoming maintenance or replacement components in advance.  ​
